Most people trying to get their Georgia dealer license hit the same wall: finding an office that meets the state's requirements without paying for way more space than they need. We rent private broker offices specifically set up for this—everything from the required landline phone to the zoning approval is already handled. You're not paying for a full commercial suite when all you need is a desk, a door that locks, and an address the state will approve.
The catch with working from home is that Georgia requires a completely separate building on property that's zoned for auto sales. Unless you live on several acres in a rural area with a separate office building out back, your home won't qualify. If you're flipping 3-8 cars a month, working mostly from your phone and laptop, meeting customers at their houses or at Starbucks, you don't need 1,000 square feet of Class A office space. You need a legal address, a desk for the occasional meeting, and a place to post your licenses when the state inspector shows up.
We've set up over 200 dealers in these offices since 2018. Some stay for 6 months and scale into their own showroom. Some stay for 5 years because they're running lean operations and don't need more. Some use us as their legal headquarters while they operate from home 95% of the time. All of these are fine—we designed this to be flexible.

What we're not: We're not a full-service dealer support company. We don't help you find cars to buy, we don't provide financing connections, we don't offer dealer management software. There are other companies that do that stuff. We do one thing—provide compliant office space for the best price—and we do it well.
Who this isn't for: If you're opening a franchise dealership, you need a showroom, not an office. If you're planning to display 20+ cars on a lot, you need property with vehicle storage, which we don't allow. If you need a prestigious address to impress customers, we're in a nice building but we're not in Buckhead. This is functional, affordable space for dealers who want to stay lean.
The economics are straightforward: A full commercial lease in metro Atlanta runs $1,500-$3,000/month minimum, plus utilities, internet, phone service, furniture, and six months of deposits upfront. You're looking at $10,000-$15,000 just to get the keys, and that's for way more square footage than you need when you're starting out.
Our offices are $349/month, everything included. No deposits beyond first month. No lease longer than you want. If you're doing 3-5 cars a month, you're probably working from your phone and laptop anyway—you don't need 800 square feet of office space, you need a legal address where you can hang your licenses and meet a customer if you have to. That's what this is.
The setup part is what saves people the most time. When you rent from us, the desk is there, the chair is there, the filing cabinet is there, the landline phone is already installed and working. The zoning is approved—we've already done that with the county. You can literally get your keys on Monday and submit your license application on Tuesday because there's nothing to set up. People tell us they had their license approved in 10 days because they weren't waiting on landlord approvals or utility hookups.
The trade-off: This isn't your space to customize. You get a private office with a locking door, but you're not painting the walls or bringing in your own furniture. You're also not storing cars here—the zoning explicitly prohibits vehicle storage on the premises. If that's a dealbreaker, you need a different solution. But if you just need the checkbox checked so you can get licensed and start selling cars, this is the fastest and cheapest way to do it.
Georgia law requires you have a physical location that meets specific criteria. Here's what that actually means in practice:
You need a real address where the licensing board can mail you official documents and where a customer could theoretically show up if they had a complaint. A PO box doesn't work. A virtual office doesn't work. Your buddy's garage doesn't work unless his property is zoned for auto sales (spoiler: it's not).
You need a working phone number that's listed in your business name. Not your cell phone—a landline. The state requires this because in 1987 that's how phones worked and they never updated the rule. We include the landline in your monthly fee because otherwise you're dealing with AT&T installation fees and monthly bills.
You need the right zoning approval. This is where most people get stuck. Residential properties almost never qualify unless you're in unincorporated rural areas. Commercial properties need specific zoning codes that allow auto sales. Our building is already zoned correctly, so when you apply for your business license with Cherokee County, the zoning certificate is a two-minute form, not a three-month rezoning battle.
You need space to display your licenses and insurance certificates. The state will literally send an investigator to verify your office exists and that your paperwork is posted on the wall. Every one of our offices has a spot for this—we've had it inspected dozens of times, so we know what they're looking for.
Private office with locking door. About 80 square feet, which sounds small but is plenty for a desk, chair, filing cabinet, and the few customers who'll ever actually visit. Most dealer business happens at the customer's house or at coffee shops anyway—this is your legal headquarters, not your primary workspace.
Landline phone in your business name. Already installed and working. The number shows up in directory assistance under your business name, which is what the state cares about. You can forward calls to your cell if you want, or just let it go to voicemail and check messages remotely.
Zoning already approved. Cherokee County has signed off on auto dealer offices at this location without vehicle storage. When you apply for your business license, you submit our zoning certificate and you're done. No hearings, no neighbors complaining, no waiting.
1.25 Gbps WiFi included. Fiber internet. Fast enough to run your whole operation from the office if you wanted to. Most people use it for uploading photos to listings and video calls with customers.
UPS mailbox with key. Your own suite number where you can receive mail. Important because when the state sends you renewal notices or compliance letters, they need a physical mailbox, not a PO box.
Conference room access. Shared space you can reserve if you need to meet a customer in person or have a notary witness a title transfer. Most people use it once a month or less, but it's there when you need it.
Desk, office chair, filing cabinet. All included. The chair is basic but functional. The filing cabinet locks, which matters for keeping customer paperwork secure. The desk has enough space for a laptop and a second monitor if you bring one.
What's NOT included: Vehicle storage, signage visible from the street (you get listed in the building directory but not a standalone sign), 24/7 access (building hours are 8am-6pm weekdays), and customization of the space. This is a turn-key office, not a blank canvas.
The standard rate is $349/month if you're a member of Dealer Ignition (our free community for Georgia dealers—more on that below). If you're not a member, it's $379/month. Most people join Dealer Ignition anyway because that's where you'll find other dealers who can answer questions the training courses don't cover.
One month deposit to reserve your office, which becomes your first month's rent when you move in. After that, rent is due on the 1st of each month. We don't require business credit checks or personal guarantees—if you pay on time, you keep the office. If you don't, you don't.
What happens if you outgrow this? Most dealers stay in these offices for 1-3 years. Some stay longer if they're running lean and don't need more space. Some leave after six months because they're scaling fast and need a showroom. If you're on a term commitment, you pay out the term or we work something out if you're moving to a bigger space because business is booming.
The real value isn't the office—it's getting licensed fast. If you tried to do this yourself, you'd spend weeks researching zoning codes, calling landlords who don't understand what a dealer license requires, negotiating lease terms, setting up utilities, buying furniture, and hoping the licensing board approves your location. We've eliminated all of that. The $349 is less about renting square footage and more about buying certainty that your office will pass inspection.
